Re:     The Stanley – LMS 0921, 10082 – 148th St., Surrey
          Concrete & panel high rise, 165 units

This will confirm that COLCO Inspection Agents conducted a site visit on September 12, 2000, and confirmed, once again, that The Stanley is a leaky rotten condo complex.

We are particularly concerned about water ingress due to premature building envelope failure at the roof level; the high probability of failed wall sections; the rusting fireplace vents staining the wall panels; missing flashings, etc.

We also draw attention to dryer vent problems which result in water leaking through ceilings, staining ceilings, soaking the owners while they sleep in their beds and dribbling down on dining room tables during dinner. It appears that Henderson, like other developers, may have installed underpowered dryers thus allowing the hot moist air to condense inside the building.  It may also be that the exhaust channels were crushed during construction. These leaks further qualify the building as a leaky rotten condo.

The leaky rotten problems have existed for some time. Some soggy ceilings have collapsed. Complaining owners have been harassed.

A sorry state of affairs for a new building from a self-proclaimed high quality builder offering the “Henderson Development 10-year Water Guard Warranty.”
