Re:       Misleading condo project information

Two COLCO inspectors recently conducted a visual walkabout inspection of the project. While on site they received oral information from the site superintendent and the sales person.  In addition, advertising materials and supporting documents have been reviewed.

We regret to inform you that the information provided appears to be misleading.

The COLCO inspectors received verbal assurances that the construction of the townhouses included a “rainscreen”, however, typical rainscreen features were not observable.  Examination of a letter provided on site and signed by Larry Wood, P. Eng., from Aqua-Thermal Consultants (1999) Ltd. did not state a “full rainscreen system” was in place.  The COLCO inspectors also wonder what specifically was done during construction to “exceed all applicable B.C. Building Code standards as well as current industry standards.”  Furthermore, COLCO’s inspectors noted typical face-seal water management details that have lead to condo rot in hundreds of other townhouses.

Please provide further detailed information about the construction and marketing of this project for our records.
