Dear Mr. Bleay: RE: Your file 20002, Strata Plan LMS 31 – Guildford Marquis Towers We have your letter dated February 9, 2001, advising “that the repairs to the exterior of the building envelope at Strata LMS 31 are substantially complete along with a copy of a February 5, 2000, letter from Gordon Spratt and Associates, carrying the seal of Mark. W. Emanuel, P.Eng., to that effect. Thank you for this information. We will update our List of Leaky Rotten Condos accordingly, as requested by your clients. In accordance with your letter, please be advised that we will not “take the necessary steps to have [your] client’s name removed from the above-noted list on or before, February 12, 2001.” COLCO’s Leaky Rotten Condo List serves as the only publicly available document showing the magnitude of defective residential construction. It is also a bargaining tool in seeking compensation for the owners. COLCO is not responsible for the actions or inactions of realtors and financial institutions. We believe in full and complete disclosure of the condition of a property for sale. If we had known the condos were full of holes, leaks and rot we would never have bought them. Now that some have been repaired and improved, we report that information in the Repairs column of the List. We trust your clients will not waste more of their money trying to suppress publication of the Leaky Rotten Condo List available at www.myleakycondo.com.
